Protecting Your Foundation From Water

Your foundation is the single most expensive thing under your house to repair — and the least expensive to protect. Keeping water away from it is quietly one of the best-value things a homeowner can do.

Why it's a bigger deal on our soil

Granite Bay sits on expansive clay soils that swell when wet and shrink when dry. When water repeatedly pools against a foundation, that soil goes through a constant swell-and-shrink cycle right next to the concrete. Over time, that movement is what leads to cracking, uneven settling, and moisture finding its way into crawlspaces. Keep the water away and you take that cycle out of the equation.

Warning signs to watch for

• Water or mud pooling along the base of the house after rain.
• Downspouts emptying right at the foundation instead of carrying water off.
• A damp, musty, or wet crawlspace, or white chalky residue on foundation walls.
• Ground that slopes toward the house rather than away from it.
• Soil visibly pulling back from the foundation in summer, swelling against it in winter.

The order to attack it

1. Fix the downspouts. Get roof water into buried lines that carry it well clear of the house. 2. Fix the grade. Make sure the ground falls away from the foundation for the first several feet. 3. If water's still reaching it, a footing drain — a French drain at the base of the foundation — intercepts groundwater before it arrives. When to call sooner rather than later

If you're already seeing a wet crawlspace or water standing against the house every winter, don't wait for spring. Drainage work is easier and cleaner in the dry season, and every storm that pools water against the foundation is another cycle of stress you'd rather not add.
